Honestly, I would use all the advice here.
1. Sell homepage links, I would imagine you could find people willing to pay up to $80 a month for a link (my guesstimation). You will want to find about 20-30 ($1600 - $2400 p/m). Then add in sales banners, ads, CPA etc.
2. Sell the website based on X times monthly income. A well established site with a steady income, all reported and verified - I've heard can sell for 12 x monthly income.
For a new website with 2-4 months verified income (and assuming it will be clear that the income is growing) and a solid explanation of the website, monetisation etc (I'd suggest having this written professionally - A BHW sells this service at $500 a sales letter and there is a waiting list) I would expect at least 4 x last months income (possibly more).
You could always contact a website broker for more information. Based on content, language etc - you might find that sites like Flippa will undervalue your website. Finding large companies who work within that niche could double your selling price.
3. Finally, repeat the process and monetise as you go
