Can you please show me some examples of "niche sites"?

I wanna see how they produce content so I can implement the same pattern on my own website.

Also, if you know any website that is following Income school or other famous courses, I'm down to trip to your house with a camel just to get the address

Check these guides, they not only have niche sites but every amazon, clickbank and CJ niche affiliate sites.
Check big Ron's journey , he was doing project24. Build links though, don't follow project24 to the T.

turnupthepressure.com is owned by Rick, one of the guys from income schools.

However, that domain refuses to get indexed since November. It has had the same 14 indexed pages for months.

Those websites aren't very good, and in my opinion, they should be ashamed of themselves for putting such little effort into them.

The sheer lack of design on their websites appalls me.

I think you can find better examples to use in your planning.

I'm just trying to build a list. Those are useful as they can be elements of my list, nothing more.

Thanks for the advice.
You know the thing with income school or any other course is that they are an entry point for most people.
Now that site might be better but income school marketed their course better (probably). so, many people start with and stick to them.
