Please Help Me With My Sites Valuation

NOTE: Not a sales thread, just asking a question...

Hi Guys,

I'm really new to selling domains, but I'd like to sell a few so
that I can get the hang of it. Plus with another baby on the
way, I could use a little extra cash.

Could you experienced domain flippers and sellers help me out
with something?

Take a look at my stats and let me know what you think...

-850 (give or take 25-50) Visitors per month
-$50-$100 per month with affiliate offers
-I do have income data for the life of the site
-8-9 months old
-I think I have traffic data for the life of the site
-About a 30-40+% CTR to the offers I have on the site
-A few pages of unique content with a couple months
of an auto-blog that I let run. After awhile, I shut it off and
haven't touched the site since.

How much do you think I could sell this domain for?

It's Google rankings sort of suck but it does rank very well in
Bing and Yahoo. Which is probably why the users have such a
high CTR to the offer.

PS:
How does the selling process actually work?

I assume that I just zip up a backup of the site and also attach a
copy of the MySQL database. And then initiate the transfer and everything
along with that process.

Do I take something like a 50% payment before transfer or does
this matter too much?

Are you actually selling the whole site? domain/files etc.. not just the domain? this would be site flipping, we do this and sell over $50k per month in site sales.

Your value depends on a few different objects:

Monthly income
Unique content
Site design
Traffic stability

Usually minimu for a site with low traffic is around 4-6 times your monthly income so you can expect around $500 value, but as every site, it's only valued to how much you want to sell it at.

Now depending on the nature of the site you may be able to get over $1000-$1200 for it.

But as a base figure your looking at $500-$1000 minimum depending on the niche targeted

I'm actually selling the entire website, files, domain, everything.

And dang! $50K per month in site sales, that is awesome. I've heard of people doing site flipping, but didn't know that it could be done on that scale.

It's on the back burner, but I'm going to build some sites in 2011 with the intention of flipping them 3-6 months later.
