I don't compare my pricing or service to anyone else so I can't answer your second question.

These are not MFA sites although you can make them such if you choose as adsense is a great way to monetize a site so I don't look at the CPC info nor do I have intentions to do so. The CPC is generally related to your niche so that number would be wildly different for each individual.

What you will get is a site that have KWs for tens of, if not hundreds of thousands of local monthly searches after the research is done.
