Noob Seeking Advice on Niche website

Hi everyone

I am a newb to creating niche websites. I have paid somebody to do some keyword research and they have provided a niche I am happy with. I am going to set up domain and install it with wordpress. I do not wish to sell products, maybe e-books but that is about it. Can somebody out there offer advice on the best way to start seeing a return on investment from a niche site without actually selling products. Is it possible?
