An opt in page is a squeeze page to build a mailing list. In other words, enter your email address below for a complementary copy of Bob's Business Building Bonanza valued at $49!
Then you can email them until they die.

grab some good plr books for your niche, there are a lot of them, rebrand it and here's your giveaway. plant some affiliate links inside the book where they'll fit, and add a list of recomended tools at the end (again with your affiliate link). add some 2-3 extra plr/mrr ebooks for that niche (that's the over-delivering mentioned), just replace the links inside them (even without rebranding) and you're done.

You MUST have some "bait" or value to get a decent list. Go to http://resell-rights-weekly.com (no affiliation, just a site I've used for years) and find content till your heart's content. I would say you can't build a list of any value, especially to a newbie, without giving them something in return. Too many other people are providing HIGh value to this exact market already. Find out what your competitors are giving away. There's a real good chance they're freebie comes with giveaway rights (hint, hint...but I would modify it first).

Give strong, give hard, give high quality content FOR FREE, dont sell to them in that free content, dont sell anything at all - set up your LP, get an account with aweber and set up an autoresponder service, set it to send on days 0 through to 5 and in each email provide more quality FREE content, still dont sell your stuff...........
After day 5, schedule your emails for every 2 or 3 days, and now you can start to sell your stuff.
