Need advice about buying a site

Niche Dating

Price: U$S 300
Age: 7 years
PR 3
Indexed: 127
backlinks: 11,400 (They appear to be good, no spam links)

200 dayle uniques in average (from AWStats), lot's of text content, pretty clean design. The thing is that it doesn't have revenue.

For what I saw, I guess if I could improve ads positioning, it could generate some income. 200 visits a day is not bad.

One of the ideas I have is to make small changes, make it generate revenue, and flip it again.

It's terrible, I read and read a lot about site flipping, but when the time to take action comes, I start to doubt.

What do you people think?

PS: I just notice, 25% of hits (14050) in july was from direct traffic. Could that be sign of something rare? I never used AWStat for my sites

Domain age and PR is nice. Is it a decent domain keyword wise? I probably wouldn't pay 300 unless it was a decent domain and well established. Doesn't sound too bad though. Would need more details to evaluate really.

The domain it's a keyword related to this niche, just the domain wthout additions (keyword.com). The keyword has 90k visits montly by adwords keyword tool (in broad and phrase, in exact only 210 visits). The site ranks first for that keyword.

It beats wikipedia (that comes second). What do you think @Meathead?
 
Sounds good if you have a plan to monetize it. Gets good enough traffic to make it worthwhile building a list, too. Give them a free ebook or something to get them signing up.

$300 doesn't sound too bad though.
