Need a hand through my first flip - have someone interested

Wow! I tried a dozen times and still can't post what I want here. Let's try lucky number 13.

I'm new to this, only have 4 domains and suddenly I have an email with someone who wants them. PM me for names if you like. I listed them for $1K. Any tips/tricks on this stage of flipping (conversation with potential buyers). Do you lie (like realtors) and say you have someone else who's wanting them in order to bump up the price?

Thanks. I'll find him. It's hard to tell if I should sell/flip them or if i'd make more money by developing them into mini-sites (adsense, affiliate) and get passive income.

Whatever you do, make sure to use a reputable escrow service to avoid getting scammed and make sure to keep a close eye on the paperwork.

Adsense/Affiliate income will bring you more money in the long run

In the short-run, you'll get a larger lump sum if you flip the site.
