My Offline Twist Method--Enjoy!

I figured I would try to give a little back, I haven't posted any methods in a while so I hope you guys enjoy this one!
This is a simple but effective twist on some of the offline methods you have seen around here. The potential to make large amounts of money with this are endless, ok here you go:
First buy a domain with exact-match keyword such as yourtowndentist.com.
Next - build the site, get backlinks all of the usual methods to get first page, preferably #1 on google. (this will take some time)
Now that you are number 1 for the keyword, your site has traffic etc.... print some postcards and mail them to all of the dentist in your town. Tell them they are invited to "Private VIP Domain Auction" for yourtowndentist.com Make it look really nice and add lot's of information about traffic, and all of the good stuff. tell them the date of the auction (usually 1 week from the day they are supposed to receive the postcard) Add a Big "HOW TO BID" - then put visit yourtowndentist.com/auction and password dentauc12 (password protect this page and send them all the same password or different if you want to spend more time and have better tracking via password usage) The site has a contact form with name, address, PHONE NUMBER email and BID.
Have a set starting bid "all bids must be over $200) Don't set too high, this will take care of itself later. Make sure to put an expiration date (must bid by tuesday aug ??) Send an autoresponse after form submision that says - One of our employees will contact you to let you know if you have won!

On that end date change the password so no one else can bid. Organize all of your bids from lowest to highest. Start with the lowest bid and give them a call. Here's what you say.

"Thank you for your bid on yourtowndentist.com!" "You were not the highest bid, right now you can either raise the bid or drop out, you will only receive this one chance to raise if you do decide to drop out".

Continue repeating this until everyone has dropped out except the highest bidder. No one likes to be out bid especially when they realize they are essentially bidding for more business.

Dentist is just an example there are plenty other businesses this will work with, just think outside the box!
Hope this helps some of you and really isn't as hard as it seems but does take some time. My highest selling site was a local site I sold for $12k with around $100 investment (domain, postcards) + my Time
That's $11,900 profit-- not too bad.

nice mate! I was actually thinking of doing something similar, but just renting the site out to them, that way I get that revenue ongoing and if they don't pay, I just move to the competitor.

One off sales has its advantages though. If I may, and if you don't want to post it here thats fine, but ROUGHLY what is your average selling point for a site like this?

Any idea on ball park what kind of time you invest in it?

Again, rough ideas, I like the concept, thanks for sharing!

I've sold 3 sites, they were 3 different businesses and targeted because of the high value of leads. 1 site sold for $12k, 1 site sold for $6800 and my last site sold for $3000. It really depends on the type of business you target and their competition. I had over 3 months into each site before I sold them. It's not a fast, instant money method but given a little time you can make a good profit!

do you have any list of high paying business that converts well

eg: lawyer , attorney etc ..

I know I'm bringing up an old thread, but I really like this idea, only thing I'm unsure of is what kind of content you put on the site for the 3 months you were trying to drive up traffic? Using the Dentist example, did you just put dental related information on the site?
