I'll probably do that. The revenue is increasing everyday.. so I just might not sell it.

If the traffic is real and the numbers are real you're better off to wait 3-6 months before selling. Trying to sell a site the first month it banks is a tough row to hoe. You might catch some noobs though so good luck.
 
Ok, I've just put my site on Flippa for auction. Never used flippa before but I've tried to follow meathead's advice on different threads.

My site pulled in $250 in last 15 days and infact traffic and rankings have soared after panda update :)

Avg Adsense CPC is 40 cents till date. BIN is 8k

I've not bought featured listing, may do so on the last day..

Site is almost 3 monthss old and ranks great for very competitive terms. Past few days earnings have increased to $20/day AVG..

Lets see if I get any bids :)

i found your auction, i think you are selling too fast... i have 1 site in this niche, and last month income was $523.** only Adsense and under $100 Affiliates... my site is about 4 months old but its ranked very well for almost 40 keywords + the main keyword in all 3 engines on 1 place...
Cancel the auction, work a little more and List it in 6 months, you'll go 100% for over $10 -$15.000
just my 2 cents :)

site made $40 yesterday, growing by the week.. so 8k is a bargain for the buyer.. if they know Potential of the site.

Me too I started yesterday my first auction on Flippa for a pack of websites.
Unlike, my websites made only $2-3 per months, so I don't expect a huge price...

It's a little misleading to state your net profit to be the same as gross revenue, especially when you're constantly investing in new content and SEO. You should make people aware how much they will need to invest past the sale or you're just going to screw someone over.

You got a valid point there, but Like I said, its only my 1st auction, so yeah I did make some mistakes.

but I've got no intentions of screwing someone over.. If the site sells for BIN and new owner just devote 1-2 hours daily on content and link building, they would easily sustain and increase the current earnings without investing anything on writers/seo.

I Honestly, got to the first $5-7 /day without outsourcing anything, which would mean gross rev = net profit is possible.

Update: Had 2 offers 5k and 7k by Messages, Didnt Sell it.

I'll probably pass the auction unless I get 8k
 
I would suggest you to negotiate with that one that offered you 7k, if you can get 7.5 i think that will be good for you.
Imagine that with those money you could start 3-4 sites like the one you have now.

The point is site is brand new!

-It made about $250 in 15 days ( Avg 16.5$ a day)
-Last 3 Days, It made $98 ($33/day Avg)

So I believe 8k is a fair price. If the buyers don't think so, I'll pass the auction and keep working on it.

I don't know your rankings/traffic so I cant comment on if this can easily be scaled.

My point is your site is new, other website have 12months+ past earnings data and yours doesn't so it could go either way. Happy flipping!
