Im not sure how to explain this. but I sometimes see on google the usual... a link then a description but some sites have links under the description obviously going to other pages on there site. How is this done?

It looks good and you cant miss it

I have a few sites with this type of listing and I believe what triggers it is website age + very high quality backlinks.

They are called sitelinks (google it). I have a number of sites that Google has assigned sitelinks to, some are old quality sites, and some are new (less than 2 months) and garbage sites. Here is a pic from GWT:

Once you have a site that google has assigned sitelinks to, you can manage which ones Google has chosen as sitelinks to NOT appear anymore...but you can't choose which links it should show. This is managed in GWT (Google Webmaster Tools).

I have noticed, depending on the keywords, sitelinks may or may not appear. My sites sometimes appear at #1 for a keyword but the result does not have sitelinks. Similarly, I have seen keyword results where my site is lower and has sitelinks, but the #1 site does not.

I have not tried to figure out why that occurs.
