    For my 200th post I thought I would share a way to make some money off of Realtors. This is part off line part on line.

    Disclaimer:

    I used to be an investor and we hate realtors with a passion so please excuse my bitterness.

    What You Will Need:

    Confidence.
    Ability to take rejection.
    Business Card / Fliers.
    Low content website.
    Paypal.
    Outsourcing Skills.

    Story Time:


    Realtors are advertising junkies. They will pay newspapers and magazines to plaster their mugshot all over the place. They are self-serving assholes (for the most part). I know this because I've taken the classes, and mingled with these guys. "Know Thy Enemy"

    Now, if you've ever used CL and looked in the housing section, you've seen Realtor ads posted there, some young looking guy or girl with a big shit eating grin looking at you, (Like anyone really gives a damn what they look like.) telling you to call them for the best deal in the universe.

    More than likely this guy did not post this ad himself. Why? Because realtors are also lazy sons-of-b's. They probably hired someone to do it.

    New Realtors start almost weekly. Almost every company in almost every city has classes to train people to do this job, and when that class is over there are usually 10-30 new people looking to make their first buck ASAP.

    This is where you come in.

    The Method:

    What you will need to do is, find where these classes are held and then find out when the graduation date is. You can do this by calling up the companies and asking them, they'll be more than happy to tell you.

    So once you find your group you will want to dress up nicely and go out to do a meet and greet with these guys. It is a common thing for this, usually recruiters are there to try and get the fresh blood at the door, but you can be there offering something else.

    So if you've been reading, you'll know you'll need biz cards or fliers. What you will be offering to these guys is a way to jump start their careers. Tell them / show them with the card or flyer that you offer a service that can make them richer then the other people there. Tell them to go to the site on the card to subscribe to your service.

    Switching over to the site for a second, what you will want to do is create a sub-domain for the city or town your in. Like "Newyork.Yourdomain.Com"

    Next create have 5 or so pages on your (sub)domain, one for each of the major agencies. For example: "NewYork.Yourdomain.Com/Remax."

    So now to the website design, what you will want to have is a page that talks about how many leads you can deliver, and that the offer is only open to 1 person from that company in that city, and that that if they don't take the offer right then and there someone else will.

    Example, you met a nice young Lad with $ signs in his eyes fresh out of school. Talking to him you learn that he is with Keller Williams. "That's Perfect!" You Say, "I got One opening for a Keller Williams Guy!"

    Then on the back of the card write down the company specific URL on the back of it. Again, remind him it will go fast.

    Anyone seeing where I'm going with this? Your goal is to get 1 person from each company excited enough about the prospect, and add the urgency that if they don't act, the'll miss out.

    Back to the site, what you'll want is to set up paypal subscribe buttons. Make them monthy subscriptions. Go for how ever much you want. Personally I think $90.00 a month ($3 a day)

    Now fill each company slot. There are a hell of a lot of companies out there, don't just aim at the top dogs, make sub pages for any company in your area and FILL THOSE SLOTS.

    Once they subscribe forward them to a page that tells them their service will start within One Week, and ask them where they would like the leads forewarded to.

    Now, you have some options, you can either post the ads yourself or make a deal with a good poster to get them up. Usually $.50 an ad is good, pay them up front for the month. 5x.50x30=$75.00. You brought in $450.00 for the month, leaving you with $375.00

    Don't Stop There:

    Now that's only if you did 5 companies, what if you did 10, or 15.

    Wanna double up more, offer it to other offices of the same company, but be careful as you don't want to over saturate (CL is a mess anyway)

    Plus you can charge to do backpage or other sites too.

    Now, EXPAND.

    Go out to the naboring towns and cities and do the same thing. If you get to a point to far to drive, start calling the companies directly and ask to speak to an agent and give him your pitch.

    Hope you guys like this. There is a lot of money to be made with it.

    What if the lead you sent turns into a sale? You can also make an agreement to take 1% if the lead goes through.

    I've did something similar years ago but for the Insurance industry. Great cookie cutter method. Simple and to the point. Thanks for reminding me. Sometimes the old ways are the best.

    You got a little fuzzy on the advertising part. I used a rotational system. Are you placing one ad for each client? Where are you placing the ads? Penny classifieds or newspaper?

    Lol my dad is a Realtor, and Real Estate Broker. I am pretty sure he is no son of a bitch as you said or lazy bastard. He is a do-it-himself stupid fuck, you can't classify everyone in the same category just cause you ve met a handful of idiots. This method is super great but requires a lot of work, but good luck with it. Nice idea!!!

    I am an inactive real estate licensee. I do agree that some folks in this industry are quite the douchebag quotient for sure. The real estate agent marketing model is really ass-backwards as it is set up to market faces, not homes.

    I know this is an old thread but is there anybody out there doing this? This just gave me some good ideas about getting a local domain and SEOing and getting the number one spot on the serps. some of these local terms have domains that are wide open and crappy sites taking the top positions with low competition..

    Just shows that this can be a hugely underused in certain circles.

    Well brill you never know until you try. I can't really say too much about this method other than a unique spin on it really works.

    Start up a site, pay for PPC, show your rankings and then write a long sales letter. Don't call them, don't email them, send them a letter with your offer.

    Keep in mind though that I don't consider this ripping them off really. You have no idea how much these people waste of promotion that doesn't get them a single lead. I mean how much do you think an ad in a newspaper costs?

    I mean if you charge them $50 a year for a little blurb on your site with a link back to your site, it is probably worth it for them considering what traditional advertising costs.

    Don't underestimate the difficulty of SEO'ing up to the top though brill.

    You can send out 100 letters for around $50 via first class mail. Whole project can be started for under $100. You are pretty much guaranteed results unless you just suck at selling things.

    Just to clarify, OP is using a CL method, you have to put your own spin on things.

    This is actually a pretty good method and I can think of a few ways to spin/expand it. As someone who worked as web designer for a major Mortgage Web Design company, I'm all too familiar with these self-serving, narcicisstic realtors. I imagine with a little enticement they're easy to bait.

    A spin on this is to start your own small local classified site for real estate... mls feeds are a dime a dozen + you can offer free (for now) fsbo's. to the same target audience your cold calling to buy your CL slots, you can offer a more localized version.. do some light offline marketing (classified ads, local papers, bandit signs, typical cheap marketing ), get some free pr from local papers, submit your own press releases and whatnot to establish authority.... here are a few ways to make money with this angle (sorry to hijack the thread but this is helpful and relevant)

    1. Charge for premium/highlighted listings
    2. Charge for banner space

    3. Charge to have their contact info on MLS listings. See even though there is a listing agent assigned to the mls property, usually on the contract and listing they will show a % the listing agent offers to buyers agents (3% usually I think). So if your sponsor agent is listed as the agent on the property, and someone calls her .. she can and will make money off that sale. I know a few huge real estate agents that specialize strictly in being a buyers agent.
