Money Making Method With Houses (75K/MONTH)

    This is my first method ever posted. I decided to share it with you all because in my opinion it is simply brilliant and LEGAL!

    Your earning potential is unlimited with this method. You could scale it to make millions / year. That sounds nice now doesn't it? :)
    Like anything though, you will see the results of the work you put in.

    MORE WORK = MORE $$

    Let's Begin! (You must have a real-estate license)

    1. Find a home in your town that is listed at a nice price
    2. Go under contract on this house as the buyer

    (YOU NOW HAVE 30 DAYS UNTIL YOU GO TO CLOSING) This is where the work begins...

    3. Let's say you're under contract on the house for $135,000.. Print thousands of flyers with a picture of the house and the reasons why it's such a gold nugget! On the flyer though, you will be putting $150,000 as the list price for the house.
    4. You will have 30 days to complete step 4 and find a buyer for this house. (They might want to negotiate a little and might bring the price down to $145,000 or so)
    5. Now that you have your buyer ready to go, you go to closing with the original home owners and purchase the house for $135,000.. That SAME DAY you go to closing with the new house buyer who is purchasing it for $150,000) PROFIT!

    As you can see.. with 30 days of hard work.. promoting the house, you could easily make the $15,000 difference.

    The reason I say this could be turned into millions a year... Think about if you could outsource the promotion work. Hire some kids to post up flyers all around town for $10/hr. You could literally have 5 of these homes being listed and promoted / month.

    5 * 15,000 = $75,000/month

    Great share, but, thats how real estate offices work, they find all the houses for sale / rent, then they add them to their system and when anyone asks for one, they increase the price by a percentage (5%-10%), they act like a middle man, but its also possible to do it all ur self :3

    Im not sure about your real estate laws but what are the terms if you decide to pull out of the contract and how many times could you cancel a contract before you are blackballed by real estate vendors.

    You have the seed of a good idea but theres too much exposure and time constraints, houses dont just sell in 30 days.

    Most of the guys I know who made big money in property worked an arbitrage method but they bought houses and apartments off the plans before they were even built. If they negotiated to buy five houses or apartments from a build project they usually only had to drop $2000 per unit as a deposit. They now had a year or eighteen months to do what you are talking about but of course there was a much better chance of a capital gain over that sort of time period.

    The method simply indicates a real estate broker task and also what if the house does not get sold out when needed

    To protect yourself if house does not sell in 30 days use a weasel clause and buy and sell house with purchase option.
    Place classifieds,bandit signs and distribute flyers advertising you have affordable homes for sale and build a list of homeseekers so it will be easier finding that buyer in 30 days.

    I am sure I saw another thread written in the exact same style just days ago.

    As many others I am quite interesting what will happen if you not close the deal in 30 days, will they do full refound?
    How many times you can do it, before you get black listed?
    I do not know your country low, but I quite sure that you can not list property for sale before you actually own it, by thinking logicaly it can bring you trouble.
    It may sound like a good idea, but I am sure it is only sounds good and I doubt you never tried it yourself.

    In a perfect world where the housing market wasn't down and you could resell instantly this might work. Alas this is not that world...

    You can put a unique twist on the method by selling the house back to the people you have just bought it off. This way you do not have to give them £135,00, they simply give you £15,000 at the end of 30 days to stay in their own house.

    Make sure they understand how much money they will save in movers fees.

    This plan has no flaws.

    Here, I've got a better one:

    Step 1 - Buy a can of tuna for $1
    Step 2 - Go outside and sell that can of tuna for $2
    Step 3 - Rinse and repeat until you have sold 1 BILLION cans of tuna!!!

    CONGRATS YOU ARE NOW A BILLIONAIRE!!!

    Step 1 - have cashier hold can of tuna for deposit of 25 cents
    Step 2 - Go outside and sell that can of tuna for $2
    Step 4 - go back in store and pay additional 75 cents to get the can of tuna
    Step 3 - Rinse and repeat until you have sold 1 BILLION cans of tuna!!!

    CONGRATS YOU ARE NOW A BILLIONAIRE FROM JUST 25 CENTS!!!
