Looking to sell site and software

Im looking to sell a site I have along with some software for optimizing windows, have not really paid must attention to it for a while and not ranked on first page, but I think I could get it ranked no problem.

My question is - is it worth anything as have not sold many copies of my software - so dont want to put low revenue on flipa (it does not look good).

Would it be OK to say the domain on BHW or would it cause problems?
