Looking for help on a valuation (any input welcome)

I'm looking for a website valuation on a successful website I own.

Its doing very well at the moment but it has a long way to go (and has the potential to do that too)

I'm trying to work out what its current valuation is so i can see what asset value I have at the moment to leverage

I'll not disclose the domain name but here are some stats

30,000 uniques per month
350,000 page views per month
average user spends 11 mins on the site
Monthly revenue $1,000
Social Media Niche.
26,000 members
250 new signups per day

Any rough valuations would be really helpful
 
I think how it looks, how it's laid out, content, and how it's coded play a big part in the pricing.

If you don't want to give out the domain, fine.... but don't expect a a great answer.

It's certainly better than a lot of sites I see on here.

From what I've seen on site flipping sites, it's normal to assume a site is worth around 2 years of it's monthly revenue. You MIGHT be able to pull that off, but it's hard to tell. I'd be curious what other sites in this niche have been sold for in the past.
 
Thanks very much for your input, im glad you like the look of the site. Its very exciting for its future and i'm going to be working very hard to improve it in all the areas I feel will work better. By doing that I should at least triple its current revenue
