I'm doing wholesale real estate from outside the states but targeting high equity homeowners in the US.
We have 2 offers;
Option 1:
We buy the property for 10%+ above market value, 90% seller financing with 0% interest rate, ~40% of rental income goes to the seller each month, 10% down payment, 7 year balloon payment with the property going back to the seller if we miss 2 payments in a row. Closing costs, agent fees and property taxes, insurance, repairs, maintenance is covered by us.
Option 2:
We buy the property for full market value with 60% down payment, 40% seller financing, ~ $100/monthly payments, DSCR loan covers the large down payment so most of the monthly payments are going towards servicing that loan. 3 to 5% interest for 5 years on the seller financing portion will be paid via a single balloon payment in year 5.
Once we secure a deal like one above, we flip it to an investor for a $10k+ fee. Investors will buy the deal because the interest rate and terms are good.
Seller will do the deal because they get above asking price for their property in option 1, or full market value in option 2 with a large down payment.
I need a US partner with some real estate experience to partner up with. You should ideally have a LLC or company entity we can use and know about creative financing.
I have a solid way of getting leads, qualifying them, keeping track of them and closing them.
I need someone willing to talk with them on the phone if needed, can sign & close deals and be the face of the company to a degree.
I'm prepared to give you 50% of the profits generated from the direct response via the sms lead gen system.
I'm currently implementing AI into the system so we don't need to manually engage leads as much.
Goal is to get to 10 deals per month via the sms lead system or for you to get paid $500k+ per year.
Please note you won't get anything from other lead gen systems, i.e SEO, SEM/SMM ads, video, blog, reel traffic etc.
Your department will be the sms direct response department and you'll get 50% of the profits from that department only.
Right now it's the only department I have been working on and operational.
