Looking for a suitable WP theme for a small factory's site

This is a new niche for me so I need help.

I need a suitable WP theme (free or premium) for a small factory's site.
They have 10-15 products and a few services. No online selling, visitors should contact the office after reading the products' details.

I took a look and liked these themes, but if you have a proven, favorite one for precisely this purpose, I would like to now

One important thing to consider is, what kind of web hosting are they using. If it is not that resourceful, I would go with a lighter theme like Astra or GeneratePress, and do the customization as required. If you have some experience in building layouts, you can achieve a similar look and feel as in those industry-specific themes (also remember, you have to replace all the preloaded stock photos with new ones in the final website anyway).

But if you want it done quickly and the hosting is powerful enough, one of your picks (I like the first one) would do the job.

why do i have to replace them? is it for seo purposes, to be different from similar sites, or copyrights?

It is more about placement photos (not much of an issue with decorative graphics). And yeah, it is not professional to leave them in a client website, which has to be different from other sites that built with the same theme, as much as possible.
