i've found a good keyword it has over 250,000 searches a month but no competition, i've found the exact domain name is still available and when searched in google the sites brought up are of little relevance to the actual keyword, the estimated CPC on the keyword is pretty good too, so if i buy some hosting and the domain name i'm figuring it would be very easy to rank #1 with some good content and the exact domain name right?

even with low CPC you might get good returns bc of such high volume

As long as it's profitable, then go for it. Sometimes the search results are high but ppl are not looking to buy anything... so it's worth nothing.

its exact and the actual niche is very profitable i'm thinking even threw some adsense clicks a month it would profit and then maybe flip it, anyways i've gone ahead and bought it just now so ill dig this thread up again in a few months and let you all know how i got on :)
 
just checked google, im on page one already for this keyword in 4th spot :D

Also, is the 250,000 searches global or local?
 
135,000 local & 256,000 global, i actually only noticed referrals from google this morning in my stats which is when i checked to see what was going on, i guess the next few days will tell!
 
^^^ as i said above just noticed referrals from google this morning for the first time and checked google and seen it was at 4th spot on 1st page, its top spot now, so i guess ill know more in the next few days
