Is there a FREE WP theme for this?

So, I am planning to create a website for a free Ebook which I am planning to use as a lead magnet.

I have seen some people who run ads using really cool sites to showcase their Ebook(s).

Does anyone know any FREE WP or even paid theme which is the best for this use case?

Or should I use something other than WP??

I personally would use something minimal, and make a custom page template for this, then recreate the landing page/popup from whatever design I like the most. This is not the easiest way of doing things, but it probably will be the quickest in terms of performance. :)

While using WordPress I would buy Divi by Elegant Themes, sometimes it might need an optimization by your side but works pretty well and with caching it gets fast.
Even though, I don't really know if that's only one thing you're going to do, but I am recently using voomly. Search it up, it will pretty much do what you're looking for
 
You can start with any theme + elementor. This combo lets you design any style you want. Just google around, find a website you like, and use elementor to copy it exactly. That’s usually what I do for a simple project.
 
Try Kadence, It has pre-made templates that allow you to create a professional eBook landing page without having to spend a lot of time and effort customizing it.
