If it WAS real (and I don't think it is) I would be very suspicious.
It would smack of a "clear out sale" (make money while you can) for a product that was about to be discontinued or nerfed.
You know, milk the last bit out of it before it went kaput, or they brought out a new version ond stopped supporting the old.
I don't think this IS the case, but if it is, be warned.

Gotta be cracked. Areeb puts a lot of effort into it and I know personally he would not offer such a deal. Cracked versions of SE Nuke, BMD, etc. don't work because they are services and/or have a sophisticated license verification system.
