By three way link building, I am assuming you mean this:

A links to B, B links to C, C links to A

That used to work reasonably well back when reciprocal links started to lose their power, but Google has caught on to the concept.

Really link building in general is good because search engines, especially Google enjoy the concept of "Good Neighborhoods" and links pass on alot more than link popularity or PageRank. Esoteric concepts such as Trust and Authority are passed on through links as well.

G can catch it easily. I talked with a SEO specialist that works at one of the most well known companies in the world, and he told me that they experimented with even 6 way link building, and the result was not good.

He also told me that it is better to find a link from an established site on the same topic inside the text (not on a links page) rather than getting 50 links from directories etc.

That's pretty well known by even the newest SEO Specialists; this has to do with things such as Trust and Authority... links don't just pass Link Popularity or PageRank... and ranking algorithms weigh Relevance, Trust, and Authority along with Link Popularity.

So building links just for Link Popularity, without taking Trust and Authority into account means you're literally only doing 50% of what you could be doing... and that's if you build relevant content too.
