Investigation of a website

Hello to all,

New to the game and i need to ask something regarding link building. I came across to a site which according to yahoo has over 100.000 backlinks. I used SB to get his backlinks but what i didnt understand is how they got those backlinks. Website is hxxp://kbit.gr

It looks like adwords backlinks, they will be gone with time.

He owns joomla template directory and all his themes contains link to that site
