There's a website I found as part of starting a new niche, and it is the local city name + niche. However, it's a .net.
These are brand new domains.

Would you take it?
I feel if it was worthy enough, it being 2015 and all somebody would've had it by now.

I'd turn it into a place to advertise for local professionals who i'd cold call/refer

also how do you feel about cityname-niche.com or yourlocalcityniche.com / thelocalcityniche.com, for future reference.

If your concern is about ranking then yes, go for it (you should check backlink profile to make sure it's not spammed though). If you're more worried about branding, .com is better (my opinion is to use a variation you showed without a hyphen) but .net is still good (and shorter is better). EMD does not carry much weight these days but can help some and, depending on the keyword, they can still be brandable in .net. Don't count it out just because it's available especially if it is a good keyword.

Basically if you're going for SEO and are targeting city name + niche, the .net EMD will be a good choice. If you're going for branding, just pick something related in a .com

as blackerthenblack said stick with .net but check domain archieve was it ever registered if yes how many times ? how is the linkprofile and anchor text are clean .

it would be a brand new domain. I'll edit main post to reflect.

Thanks for the opinions and advice. I'll do a bit more research and see if it's something I want to consider. It wasn't the route I was planning to take part of my journey but I feel it would be a straightforward process. I'd probably go with two new domains one for original intentions and another to work with this for offline and local work. I'll put them on same (new) hosting server and use coupons so won't be costing me much."It'll be fun."

All of 1st page sites in the niche I was thinking of taking get around ~35 views a day. Some are brands, there is one with an emd and another around the kw the rest are brands. Probably not bad considering these are people looking specifically for what they want. I'll see how it goes. Alexa/compete.com didn't pull any stats on the sites but semrush did (:
