Ideas on Selling a House????

I have been trying to sell a home for over 1 year. I have decided to Auction it off and take a real gamble? Appraised at over 600K. Anyone have any ideas on how to get max exposure?
I am better than average on CL, I plan to blast that within 125 miles (large city is at that radius point, many have homes up this way, thats why the distance). Newspapers, Direct Mail (targeted), maybe TV?
Any other ideas? Thanks

try get a movie about you selling your house funded- as a reward for your top contributor they can recieve the house for free. So if joe x puts in 400k they get the house in return, and very famous house that featured in a independant movie- or just make porno.
 
Sold? Where in FL is it located? Pics? I mean, $600k appraisal being sold in the high $200k's?

Throw a Realtor party, not an Open House. Call up the local luxury car/boat dealerships in the area. Have the cars parked in front of the house and in the driveway. They can email their list of clients to come to the party. Get a local art gallery onboard to bring in art for the walls. They can email their list of clients to come to the party. Both of these vendors bring clients with discretionary incomes.

Hire a "casino night" company to setup in your living room/backyard. Call up 2-3 local boutique cafes to cater the evening. Local 3-piece jazz band to play at room volume. Now hit up the most recognized local magazine. Every large city has a few. Pay to be featured in their next newsletter, with an invite to the party. You want to be featured as THE featured event. Drop the coin to do so.

Then have a local charity present, raising awareness. Tell them they have to bring literature and goodies to pass out. And let them know they can email blast their local list, as well.

Hire a valet company to park the cars at no cost to the patrons.

Add all of this together, and you'll sell that house in a week. Make sure everyone at the party knows that this property is being wholesaled as an "investment property". Have info related to the leasing stats within 1 mile of your house.
 
If you need a lump sum right away for something else, that's one thing. If you don't have you looked into:

-Renting it out for a while, while also taking an equity loan. (this way, you can tailor the loan so the monthly payments are euivalent or less than the rental payments.)

-Offering a seller-take back mortgage (this is great, because the extra interest could add over the years to be the difference in the appraisal and the actual value). Also, if they default, you start back from square one, but with money in your pocket, as they own nothing.


As for an auction, if this is where you are at, it must really be the last resort. Consider donating the house to a charity for a percentage of the appraised value - so you can get the difference in the appraised value and the market value back (to an extent) in tax write-offs.
