Can anyone give me an appraisal for the right buyer?

I flipped this when it was young and the websites only 6 months old atm.

Revenue Ive made probably 50k+

Operating Costs was less then 20

and Time to run is daily an hour maybe two.

And that's in 6 months? So about 5k a month? It's pretty hard to value without more information - it would largely depend on the growth so far, traffic sources, niche etc. Generally speaking, sites with only 6 months of history aren't going to go for much multiple wise at this end of the market.

These sites come up a lot and are hard to sell. Where does the traffic come from?

Google + Facebook

Okay. Without knowing much more, it's probably worth about $30k. These sites are hard to sell, though, as it really doesn't have much history and sites like this tend to do really well for a while and then die down. Traffic is also hard to monetize (people lose Adsense accounts etc.)

Adsense driven? Mobile traffic? Reason for selling... would help

Reason for selling is that im moving onto bigger things now with the resources I have so I feel like I can sell this and use the pay I get from this for things that can potentially make me profit in the $xxx, xxx range.

This is all real-people Google+Facebook traffic.
