How would I do Local SEO to a link like this?

    I was wondering, how would you do local SEO to a link like this: https://www.franklinamerican.com/ext/homebuyer?npage=lopage&lokey=michaelpitts

    It is the main website/the loan officers name. I'm mainly worried about the citations. What would I put for the address? The main businesses ie. (franklinamerican) local branch address? Same with there hours of operation. For the phone number I would put the persons cell phone, and there email.

    Also, lets say I want to just rank it normally for a few keywords that include the city and state, would I just treat it as if it were a normal inner page of the website?

    One thing about local SEO is that the citation has to be managed properly. Same address and phone number should be listed in every listing that you make. That's all i can suggest for now but there are lot of threads in this forum that can answer you better than me

    Put the branch for the address. You can use his own phone for the phone #.

    This is basically how franchises do it, and how people who share office space like realtors.

    When it comes to citations, the most important part is avoiding confusion.
    For example, you should avoid situations like:
    - using the same phone number for several locations
    - using the same location with different phone numbers, etc.
    Other than that, you should be fine.
    Ratings, reviews and Google+ signals have become more important lately in my experience. I'd look into those as well.

    Ok, I have always wondered. Thanks a bunch for the post.

    Now when I need to do national SEO to the link. I just treat it as if it were a regular inner page of a site correct?

    Some competitors of mine are ranking 2nd purely with their youtube activity, which my client flat out refuses to put any effort into...

    For national you can treat it as the main page.. For local use the sub one, make sure that the number and address is consistent. Also as suggested to rank better on local SEO, youtube, reviews and even facebook marketing is a huge factor.

    What about buying a domain and redirecting it to this page ? not sure if it will work experimental.

    Start by editing the title tags. They currently are not providing any local seo value keywords or location specific instruction to the search engines. Next work on H1 tags to include local city, st names. Lastly, like everyone else is saying, we cannot stress enough the importance of keeping your citations organized and consistent. All over the web, all the sites that point to you need to have the same data. IE, business name, address, city, st, phone number, etc.

    You should use the local branch office address and make sure that you write the address the exact same in each citation. For example if you abbreviated Ave make sure you keep it the same way each time. Also, I recommend that you build out a new site for him and set it up in a silo fashion. Make the top of each silo one of the keywords that you would like to rank for. Interlink each page, etc. Your new site is what will help you rank him in the local 7 pack.
