Hey guys.
I want to work directly with some app and sell them targeted installs.
Point is we don't know how to set this up?
Is there any known software or something like that so they can track my installs?

Your best option is to contact some companies and ask what they have available in terms of promotional tools..
With Amonetize for example you can create a "Download Manager" application with some custom settings.
Perinstallcash is another good one to look into.

If you want to promote mobile app you can use analytics services like appsflyer. It will help you track traffic sources, installs and analyse all neccessary data.
