The property manager angle @Sudden Money mentioned is honestly the sleeper here. Once you're on 2-3 vendor lists you basically never have to sell again, they just call you.
One thing nobody said... for the local stuff get your GBP set up early even if you're solo. Reviews on there feed into the map pack and thats where the "pressure washing near me" clicks go. And do what @Ghost Merchant said, ask for the review while you're standing on their driveway, phone in hand. Chasing it later never works.
Agree on skipping rare listings for now. Doing all three at once is how you end up doing none of them well.
