Promote your own digital product. Even if you sell it for $10 and you get 10 sales that's $100/month. This would increase the value a lot. Is it a niche where you can rank and rent? I.e write a post about the best landscaping services in the area, contact some of the companies and make a deal of $ per lead you send them.

Its better if contact local business for promote their products. You can earn much better then adsense and other according to your current traffic.
