How to deal with this duplicate content issue.

I have a webshop with many products that are really similar.
Therefore I have a warning text of 225 words which is similar for every product and need to be placed on the page as product regulations.
How to deal with this? I were thinking make a image of it so Google won't index, but that looks like a complicated way of dealing with this problem.
There might be another solution right, i dont want to rewrite the text in 20 variations because that makes no sense.
Is there any code you can tell not to index that part of the text so it won't been seen as duplicate content?

Don't worry as far as you don't do keyword stuffing you won't get penalized. But try to change the text a little.

Don't worry about it. Place it in smaller text near the bottom of the page, in the footer if possible, google will not have a problem with it, unless it is the only text on the page, or there is very little other text on the page.
