I said the minimum price that I would change. It could higher than 10K depending on account. But It's dependence on seller demands.

I would approach is as selling any other online business... Ask for the profit he made from the account in last 12 months. And let him show the proof. Multiply that by 1.5 or 2 (decent ratio for Instagram which involves a lot of risk). That would be a fair price for both of you...

I would suggest to find similar pages to that and compare how many likes, comments they have. You should also check the estimate real followers rate.
If the page is good then you can pay what he asks. But you need to have a plan with that account how you will make money with it otherwise don't buy it.

I think 10k is fair, but cheaper if you grow your own account, but maybe not the best niche to make money with or the followers mostly fake or not engaging.

10K for 1M acc is very low, so I assume the quality of the account is trash = don't buy it.

10k for 1M acc is 10$ per 1k followers and thats not very low for adult niche.

Well for sure its not very low if the page is gained with follow/unfollow and pulls 10k likes, but if we talking about HQ page it should pull 30k+ likes MINIMUM and its definitely low priced.
