The $5700 profit has been transferred into your bank account/paypal account? Why would you want to sell a website that in its first month made $5700 with only a $400 investment..
Yes, it has been transfered from PayPal to my bank account. I want to sell it because it is in a questionable niche - along with being a full time student.

There are too many variables for a buyer to consider. Sorry to say, but this sounds questionable. I'd say ask Meathead1234 to sell it, but it's only a month old. That is the main problem.

1 months worth of earnings won't cut it. You need to establish at least 6 months of consistent earnings before even selling it.

I agree with the end of your post, but the beginning is not exactly true. I've sold websites that were 3 months old and kept in contact with the buyer months afterward and things were going smooth. You always have to add on twists and switch things up with your method. You are right though, things change in the blink of an eye. A set of links that return a negative value instead of positive - BOOM, a penalty. You're fucked when you were just making good money while ranking for several high SV kw's.
The website has 0 SEO.

He hasn't defined what products he is selling or why he refers to his site as Grey Hat.

Find someone you trust to run it for you if time is a serious issue, i imagine the reason you really want to sell it is because you can probably instantly reproduce the same results. Like a lot of people said, not long enough consistency, so if you're lucky enough to find someone to take the risk, you might be able to find someone willing to pay 4-6 months revenue if you can convince someone how absolutely solid everything is. Because you're asking a forum what your website is worth but you're only giving three details. It's a month old, it has made X,XXX, and it is selling a profitable product. Congrats, you're the 99%.

OK, fair enough but as others have said, you will need at least 6 months of verifiable figures to be in with a good chance of a sale.
If you don't have time to run it, then start a JV thread and offer the person a percentage of the monthly revenue or a percentage of the final sale price.
