1 months worth of earnings won't cut it. You need to establish at least 6 months of consistent earnings before even selling it.

I agree with the end of your post, but the beginning is not exactly true. I've sold websites that were 3 months old and kept in contact with the buyer months afterward and things were going smooth. You always have to add on twists and switch things up with your method. You are right though, things change in the blink of an eye. A set of links that return a negative value instead of positive - BOOM, a penalty. You're fucked when you were just making good money while ranking for several high SV kw's.

OK, fair enough but as others have said, you will need at least 6 months of verifiable figures to be in with a good chance of a sale.
If you don't have time to run it, then start a JV thread and offer the person a percentage of the monthly revenue or a percentage of the final sale price.
