How much to sell a membership site for?

I created a membership site for a certain product. The site is complete but will require several hours a week of maintenance work and due to some emergency issues I just don't have the time to maintain it.

I've been approached by someone who is interested in purchasing the site but I don't know how to value it.

It's been launched for about 3 months and I've made $2100. This is an annually recurring subscription. I've done very little promotion and as this product becomes more popular I suspect that more and more people will join the site.

My question is, how do I value the site for sale? Were I to not sell I'd probably make $100-300 a month from the site ongoing plus the recurring payment from the high volume sign-up at the launch. But there's no way to really know.

Plus, I don't think there's a way to transfer recurring paypal payments to a new account right? So odds are good that the new owner would lose many of those members at the 1- year mark.

I'd appreciate any feedback. The person offering to buy it is a friend so I don't want to screw him but I want to make as much as I can because things are kind of sucky right now.

ETA: I am also selling 3-5 affiliate packages each month which bring in $7/month recurring so that should be included in the estimate.

witch type your site and how much pages in your how many pages on Google.

What niche? How old? What page on Google for what keywords? How much daily traffic?

What is the niche and what price have you been offered?

Traffic stats, etc, would be handy. But based on what you say now... about $3,000 should be fair. But ONLY if you are really making $300 per month. And only IF there's some CONVERTING traffic coming in.

Ok, it's an online marketing/seo niche and it's about 3 months old. I have about 200 pages showing in the google index. I get about 80 page views a day average. I'm ranking in the top 20 for 3-4 keywords but I've not done any promo so with some backlinking I could rank higher. I get maybe 10 organic visitors a day average but that would go up with some offsite SEO.

The site is set up on wordpress with the WPMUDEV membership plugin to secure the content.

it's praty hard to put a fix price ...

I suggest you go and find a reliable person you both trust with the knowledge to valuate your site maybe you can find a good company online? you both should pay to get this done and then find the real value of it..
it is your friend so being honest and clear is very important here, maybe even locally you could find somebody to add his opinon on the value fo the site, you could be surprised and then maybe end keeping it or selling it to somebody else

try posting an ad locally in your newspaper to see what others have to say 'website for sale, etc'

Try selling it for 10-12 months revenue. I know you were talking about the launch, but someone may find that a newly launched site is easier to promote then a consistant dead membership site which has been around for years.
