How much should I sell my site for? Advice Please!

I'm thinking of selling my site on Flippa and I would LOVE some advice on how much to sell it for...Below are the specs (im not trying to sell anything on BHW, just need advice)


  1. Page Rank 4
  2. Product Review Site
  3. Age: 2 years in October
  4. Unique content that passes copyspace.
  5. Close to 30,000 posts and counting. Everyday the site is updated with a certain number of posts.
  6. Over a million product reviews in cvs format to continue posting on the site.
  7. Site is fully automated, all you need to do is upload the posts, and focus more advertising.
  8. Custom Plugins that rotate keywords, and reviewers, and more...
  9. Review Pages have a numbered of keywords rotating from a cvs file that are displayed on the page for better ranking.
  10. Fully SEO optimized.
  11. Nice and modern look to keep your visitors coming back.
  12. Have over 1100 email leads from contest for advertising.
  13. Links to site: 1,996 (and growing)
  14. Internal Links 112,773
  15. Income Source: Adsense
  16. Pages crawled per day; High 11,074, Average 4,114, Low 1,081
  17. Visitors anywhere from 100 to 2000 per day. (Weekends are slower)
  18. Great established project for someone who knows how to bring this site to the next level.

Sites are valuated by the profit they make. If your site makes x dollars per month - you can ask for anything between 18x to 24x.
 
Yes months, as sites normally don't go further than 2 years without redoing some parts of them. Like creating more backlinks and maintaining on page seo.

Ok the value of the website can lie between your projected income for 18 months to 24 months. So if your site makes 100 dollars per month, you can sell your site for anything between 1800 to 2400 dollars.

You can also check websiteoutlook.com for approximate value of your site - they estimate your daily income based on various factors such as traffic, pagerank etc and multiply the daily income by 730 (No. of days in 2 years) to arrive at the site value.

No, it is not the industry standard. Buyers would like to examine your revenue figures and you have to submit the proofs. Go to Flippa and see how successful site sellers sell their sites.

Website outlook won't give you an accurate estimate of your website's value because no formula can predict a website's worth correctly.

Your site is worth only what it earns or only what a buyer is willing to pay.

Multiply your websites monthly income by 12 or 18, it should give you an approximate idea of what it is worth. If you are willing to sell it off, you can try flippa.com

According you your description, the site looks like a winner. However there is a lot of gap between 100 & 2000 visitors a day. your site doesn't have too many links, I think you should promote it more and build more links. It could make much more that way:)
 
the site is up and down... some months are really good, others are slow visitors wise, that's why i wrote 100 & 2000 visitors a day. Are there any other sites where I can sell it? Flippa is the only one I know....
 
I've tried websiteoutlook.com lots of times and they seem far away from the actual value. I have around 50 sites and about 5-6 of them are my main money making sites. Whenever I try to evaluate any of my MAIN site, it shows VERY low figures. For example, I have a site making around $7k/month (4k from adsense 2k from CPA and 1k from Local CPA(my home country cpa offers) BUT when I checked it at websiteoutlook.com, it shows me around $25k Whereas 25k is less than 4 months of income of this site.

On other hand, I checked my another site, (with Excellent traffic) and it shows the value of 250k plus but the site actually makes around 2k/month.

So, its never accurate if you value your site with websiteoutlook.com OR any other third party site evaluation tool.
 
Yeah that's what I figured with those sites. There always off. And the value is always different depending on what they use to calculate the value. Thanks for the insight...
 
Omg I cant mention the S word... but you can "S" (4 letter word)

it on digital point 4 times its monthly revenue.

yeah you posted nice figures but left the only one that couns .... What profit does it make per month? All the rest I'll give you $50 for.
 
Ignore any sort of automated website that claims it can value your business: it can't.

Putting a value on the site is pretty tough without knowing the revenue and consistency. As it's 2 years old you would probably get a decent multiple for it - anywhere up to 36 months, but most likely around 18-24.
