how much should I sell for? and advice

Hi guys.

about a month ago I built a site directed at dentist in a certain area (yes this has been done a million times but still good) with minimal effort I have managed to get it ranked 6th and have decided to sell it to a dental business.

What I plan to do is write a personal letter to a business with no current website and offer them full ownership (including transfer of the domain and hosting) over to them. i then give them a deadline to reply to me to tell me if they are interested (via phone call at the number i provide them with) the letter sounds very good.

the reason why i am thinking letter is that getting through to dentists during the day is hard as they are always busy and im only 18 so I may sound a little young, i figure with a letter they can see what I can do and see my current statistics then call me confidently etc...

the letter is similar to:

- name of site
- where it is ranked and for what search term
- how many customers looking for appointments it attracts per day (2-5 /day)
- then i offer them the website
- price / compare to what others would pay
- my australian business number (very good way to show legitimacy)
- I state how much money they can make from it and how they can advantage from it
-few more little persuasive techniques chucked in there.

price wise i am thinking around $1200au as a once off fee then a monthly maintenance fee to cover the hosting of $25, is this too much or not enough for an established 6th placed (can easily rank better with more content) website? the thing is i have only a handful of businesses to sell this to so i dont want to risk a high price and get no sale...

i know that web design companies would charge $2000-$4000 for an established site like this and free web development which i will be offering.


In the future i plan to find clients first before building websites but show them the results i have already gotten.

the fact that i am a registered personal business with the australian government (ABN) will hopefully prove the legitimacy of the service

So you're going to send a letter with a deadline? What is this, a ransom?

Not a bad idea, I think you have a decent enough plan. I would do a round of follow up calls a week or so later. Never underestimate the power of a cold call, especially for a local company.

Also, if you don't sell the domain right off the bat, you could try and throw up some ad spots instead.

6th is not very impressive

people are going to want to see numbers. They want to know how many viaits and phonecalls the site generates.

Prepare to show proof that ur site is worth that much.

I have tried to reach business online, offline, phones, letters etc. They all work . Work well.

But this is what works best(for me, since I want this to be done hands off and automated, so I can work on my real "money sources"). You slowly start duplicating this. Make 10 sites. Rank 10 sites. Etc.

But now on the site, actually say that "the site is for sale" . Explain that you will redo the design, or even give a sample design. And often people are checking their "competition" out online, so they will land on your site. When they search for the term "dentist in youcity" they should see your site. Add in your metatags that its for sale.

Anyways, it easy, simple and will allow you to scale it up massivly .

I got over 50 sites and a lot are in making. I get at least 1 sale per week and scoop in about $1k-$5k per site. Reason is simple. They are contacting me, so I have the upper hand.

Maintenance and hosting should be around $199.. These docs can be a huge pain to deal with. $25 is nothing compared to the headache they'll give you...

Some good advice, but I'm marketing this to 6 people. It could take over a year for one of them to notice it and even then they may not call.

With this letter I hope to make them feel like they want to call me.

Like I said, I would like to contact businesses give them a good feeling about the service then develop for them when they contact me. Even if this means contacting 50 businesses before a sale.

Thanks for that, yeah sounds like a good idea to follow up on it. I'm think I would get my messge and statistics through better if I send it to them on paper and take time to explain it correctly first.

Don't think I will pre buy a domain then try sell it to 6 people again, rather convince people to get me to make them a site by telling them my previous experiences etc...

For someone who doesn't have a website, being offered a site ranked sixth with the exact match of the most popular keywords in a .com.au domain sounds pretty good. Considering the site has no backlinks and only 130 words in total on the whole 3 paged site I'd say it would be fairly easy ringer it ranked a little higher. Plus free web design etc...

Although 1200 is a fair bit. I plan to send statistics with the letter.

Are you saying $199 per month maintenance? Maybe I should lower the initial price to like $400-500 then charge a $199 monthly maintenance fee?

I was in the web design and seo marketing business for 10+ years building sites for other people. I owned a company and employed 10-15 people at all times. Personally I would never be in that business again. For the same amount of effort as the sale, I think you can find ways to sell him leads. Maybe you do a $500 setup fee and then you sell him the leads for $20 each or something. Find a way to track phone calls and emails. Work with him find the lead price that is right... If it's too much, he can't pay. But you want a good partnership. This way, if it works, then you are much more vested in the success of the site. Far too many people once hired get lazy. I would forgo the quick cash and try to build something that can make you $100-300 a month... Or whatever you think it can make. And more, if you work harder on it and get it better rankings.

I got the site ranked 2nd for the keyword without doing any work at all so far. and have screenshots to send with the letter as proof.

Because I don't really have many businesses to offer this site to I want to make sure I make a sale fairly easily. what price should I offer this to them for a pretty much guaranteed sale?

I was thinking I will rent the site out to them for a once off $500 fee that will cover the price of the rebuilding then a monthly "maintenance" fee of $200.

Should I be charging more for this? remember I want to basically guarantee a sale as easily as possible but have some pretty good evidence such as a screenshot of a 2nd page listing...

Have a couple of different people call the targeted offices each day asking a general question about their services.

Then have them ask "ok, can I look that up on your website?".

When they tell the caller they don't have a website....

"You don't have a website? That's strange! or Wow, I thought all businesses had a website. Ok, thanks anyway"

If the office hear's this enough, chatter will begin. The Dental Office Manager will hear about it, then perhaps the Dentist.

They'll be warmed up to the notion that they need a website.

I used this method for selling a financing service to small businesses (via email and "fake" calls). Do you offer financing? No? Wow, ok thanks anyway.

After receiving several of these calls, the owner would be more receptive to start offering financing.

Do a little foreplay, then go in for the kill.

My other thought is that if you are ranking the site then you are
selling the ranking more then the site.

I think the letter is an opener but you will get 0 calls from it. The
deadline is meaningless. It's really first come first serve.

Also it is not a problem being 18. Youth dominates the internet
