I just got a new customer, he was tired of the old agency, why? Let me tell you.
They charged him $20.000 for a eCommerce, that NEVER made a damn sale. Site was not SEO optimized and i could go on.
What i did was the following:
I charged him $10.000 for the eCommerce. But i also told him the truth, that without SEO or some marketing, he will probably never make a sale and would be in same position as those guys. So i told him that i want $3000 per month in SEO.
Outcome? 100+ orders in his first month, was he happy? When i invoice him, the money is on the account the day after.
Try to get them hooked on SEO as well, you will earn more in the long run instead of overcharging for the website alone.
To answer you question: Depends on how much time you estimate it will take, heck i charged $2000 for a website it took me 3 hours to make based on a template + the meeting itself, the thing is, if it provides them with a value (This customer got 5+ booking a day after 2 days) you can charge whatever you want.
Just my 2 cents.
