Thought that's the right section to ask.

I have a really small informative site. It's been over 2 years old, ranks great and is completely auto-pilot. It gets about 800 unique and highly targeted monthly visits, 99% of which are coming from one specific state in the US. These are all people looking for help and information.

It's currently monetized with Adsense however the income is pretty low. I'm not really into lead generation so I figured I'd rather just sell the website to a local business. The sector is one of the most lucrative ones and a single prospect would be paying no less than $400 for a service. Even if a small % of all those 800 monthly visitors turns into customers that may bring great profits.

So I contacted a few people and some already answered requesting more details. Anyway, at what numbers could I be possibly looking at?

I appreciate your input here but I can't agree with that. Because this is not merely an Adsense site that you'd flip it's actually a quality lead generation site. Desperate prospects that could turn into 4-figure month profits in the hands of the right business.
 
Well you need to collect some leads then. Collect leads and sell them - then flip the site.
 
The main issue with a site like this is that even though the potential is clearly there for the right buyer, there's no way for you to prove it, nor do you know what numbers that potential will equate into, so effectively you're selling a pig in a poke - they site MAY generate tens of thousands for the buyer but may as easily generate next to nothing.

What I would do if I were you is validate your traffic by doing some lead capture on your own for a while. A simple opt-in form with a relevant headline would do the trick. You don't have to do anything with those leads if you don't want to - it's just to get some actual numbers behind your story, that you can then show to the potential buyers.

Once you have those numbers in and you know that, for instance, within 30 days 146 people expressed interest towards XYZ service, you can do some educated guessing and figure out how much the site is likely going to be worth for your buyer. Then you can use this figure to come up with the price/valuation.

I agree that the current AdSense earnings are completely irrelevant here, unless you were to sell the site to a random person through Flippa, which doesn't seem to be the case.
