My site is more than 3 years old with no blackhat techniques used, has 164 indexed pages on Google, PR2 and ranks on top for the keyword. I've been asked by someone, interested in placing a banner or text ad, to express my demand. How much am I supposed to demand. This is the first time I'm being asked for that and I definitely need guidance.

charge CPM for private ads.
you can make more money that way.
so how many page views do you get per month?
definitely charge CPM for a banner, but maybe you can charge CPC for a text ad, depending on the quality of your traffic.
but we need more details about your traffic.
like, what is your CPC right now?

Charge them by the 1,000 views, that way you don't have to get paid based off of their ad's quality.

Depends on whether the advertiser wants a followed or nofollow link, among other variables.

I advise you to tread carefully; once your site is a PR 2 and higher, you will get a lot of generic emails weekly/monthly asking you to place a banner or link. You will get peanut money for just one ad, between $30 to $80 a month and you'll be pointing your site to a site that will get penalized by Google sooner or later if they are buying followed links. You really don't want your site to fall under the backlink profile of a site caught buying links as you will too go down.

Unless the money is really worth risking your site, avoid it and look for other sources of income.

How to check and make sure and be careful. What do you think I should be doing to be careful? This is really one of the important replies.

I'd go by $5 for every 1,000 views or maybe $100 a month.

charge them for views. like $20 for 1000 views. Its the better way.

It really really depends on what site that inquiry person wish to advertise. If the site is relevant enough to match up with your site then you can very much talk a deal like few others suggested.
