I'm using PayPal account from a friend. My country is not accepted by PayPal or any other reliable payment processor. Since I don't know how long I can use PayPal account from my friend, I think in my best interest is to sell the store.

Also I will start building a house by the end of this year, and I could use that money, the real estate market right now is very expensive.

Personally, i've been stalking for easy niches with decent profit and simply competiting with them,
A small PBN and some niche-relevant auction domain could easily do the work, more ROI to be made,
You're exposing your niche and you might come up with new competitors if the website is not sold,

So, you might sell the website and it would be someone else' problem (if anyone to decide to compete at all),
Or, you won't find a good buyer/price and end up with at least a couple of new competitors competting for your traffic/keywords (if any once again)

I didn't have invested very much in link, but I invested a lot of time fixing my on page SEO. Google Insights rating is 100 for page speed and SEO on both, mobile and desktop devices. I think this helps a lot with the page rating.

Current domain authority is 22, at the best it was 26. The store had more than 1000 ranking keywords, but I deleted some products and those numbers went down.

This summer the sales went down a bit, but I expecting a strong winter when holiday season will arrive.

These are usually much easier to get done & invest for,
You're into a low competition niche/keywords and that's making you rank without solid links,
Metrics are irrelevant, especially Moz DA/PA,

If you're really willing to sell the website, make sure to do it so,
Or at least, don't get it exposed for too long or/and too much,

I follow your journey, you made the right choice not to sell the website, if you continue with your work, you will be able to make more money than you invested in building a house.

I mostly did on page SEO:

- add sitemaps for products, links, tags, videos etc...
- webp pictures, resized, optimized with alt tags
- optimized my listings with keywords in titles and description
- add ton of related tags in listings
- add videos in my listings
- optimized links with keywords
- optimized meta description
- connected social media accounts to my store
- work on weekly basis with search console, fixing errors, improving my site visibility
- removing everything that is not necessary, making my website lighting fast, loading time under 1.5 seconds
- page speed insights score of 100 for both mobile and desktop
- migrated to better hosting with more resources
- cloudflare

Basically what I did is basic SEO. Now I have 800 active listings and was very time consuming, but it paid off.

I did and some links but I highly doubt they have any impact on the SEO. My backlink profile is very poor.

Also I hit 100k milestone. I needed 30 months for this, when more than 60k are made in last 10 months.

Yes. I didn't mention this because I'm not sure if this have seo impact.

I set up automatic email reminder asking customers to leave review after 30 days of their order.

In most cases they don't leave reviews, but some of them will do. Maybe less than 5%.

Has a good SEO impact, if you can make them appear on snippets. Just finished our 12,000 reviews for 80 products and it was brutal lol. If your using wordpress, PM if interested & I can tell you the method used to generate them.

If you see competitors not taking website product reviews seriously, it should give you a better reason to do something others might not focus on, which comes a long way when users are also purchasing, but to play off the reviews & to build brand trust doing it black hat method to increase sales, must cover all your marketing ( consistent socials, good % engagements, feedbacks, etc) and of course have a good product / service to go with it.

150k in revenue since the start which was 3 years ago. I don't know exactly the profit, but should be in 90k range. I never imagined those numbers when I started the store.

2 months ago I bought my first apartment where majority of the money come from this store. Super happy to finally put roof over my head

I don't have the answer on how to validate your site's value, but i just want to say that I'm going through the same path as you. I'm about to launch my site soon and will only use SEO, no ads. But in the long run i'm really just using dropshipping as way to validate some products before buying wholesale for better margins. With the rate of your profit margin, are you selling mostly low ticket items?

Ecommerce stores typically trade between 1-4x annual profits - depending on store age, growth and margin profile.

Considering you have at least 2 years under the belt, high margins and continually growing without the need for further investment in marketing I'd say you could expect to sell for the higher end of that valuation range.
