How much is this PR 4 website actually worth?

The website I believe is a PR 4.

I have an offer where someone wants to sell it to me. He says the PR is a valid 4. He says the content will all come with the domain so I get the whole website.

I can easily sell blogroll links and make some money.

But how much is this worth in your opinion if you were to buy the website and it's content. Take in mind and please check the number of backlinks and let me know.

site isn't indexed at google. has some backlinks but no high PR links left.
Looks like it's a dropped domain with remaining PR. Will most likely lose its PR with next PR update.

Maybe $20. If you're feeling generous.

buy it cheap and flip it
