It seems relatively easy to rank for but we need a monetization method and searchs per month to give a price.

Questions:
1. How many exacts local?
2. what country?
3. how many exacts global?
4. how many backlinks does each result have?
5. Whats the CPC on adwords?
6. How is the keyword difficulty rated on Long Tail Pro or Traffic Travis etc
You need to give at least that before anyone can even attempt to make a guess.....

I think you're missing the key thing - it's not about how 'easy' or 'hard' it is to rank, but, how much you can earn from it. Not much point ranking an 'easy' keyword if you can only earn $9 a year, right?
So - what's the commercial opportunity attached to the word?
