I have had in mind the idea of buying a website and searching and searching, I came across one that interests me and that is for sale. I have communicated with its owner and he has supplied me with the following features, which I have verified in full:

- 1.5K+ published articles, all indexed in G, Bing, Yahoo and Yandex.
- Articles plagiarism, less than 10%.
- Has page on FB, TW, IG, PIN, VK, Reddit, Flickr, Tumblr, Medium, Bloglovin.
- An average of 15K - 20K visits per month.
- Monetized with propeller ads and adsterra.
- On sites like Woorank, Seoptimer, etc., the rating is always positive.

So my question is the following:

How much can a website with these features cost?

What is the fair price to pay and what would be the maximum price you would pay for a website like the one I have described?

I thank those who know this topic and can give me a guide on this matter.
 
Generally when buying an established website or company, it's common to pay the avg. annual income it makes * 10.

Agree with this, last year I'm buying established site with stable earning (from adsense) and the seller ask me for 10x monthly income :)

I think that is very cheap, adsense stable sites always ask for at least 15X- even more.

Depends on who verifies it. If you're buying on Flippa, 10x is probably fine, maybe even less as it's full of scammers.

If you're buying from a broker, I'd expect 18x or more like you said. They make sure you don't get scammed.

This is quite concerning don't you think?

Also follow the other guides here - it's 10 to 32x of annual income - (For newer sites - a general average of the monthly income by number of months)
 
You're right.. Some cases eg website generate income only for 6 months..
Yes, no one will pay 10-32 years of annual income for any website, if the website earns $100,000 in ads annually, you would pay up to 3,200,000, that´s 32 years before you break even, and start to make a profit .. =)

You buy via monthly income x24 that gives them 2 years income for the website full stop.

Get the monthly income x24 = price
Anything else is greed my opinion
