^ I can't imagine anyone in their right mind would pay 5 figures for a fan page they can't control. Those "1c per fan" things sound nice but I'd be very surprised if people paid that sort of cash for them.

Well it's fine if you're talking from experience but there are far too many people on this forum who ofer advice with absolutely no clue what they are talking about.
No offence, but five figures is a LOT of money to drop on a fan page - and most people with that sort of money also have half a brain. It sounds nice on paper to just build massive fan pages - but in reality it's not that simple.

It depends on what niche it is and how long its been around. If its not spammed I would $1,500 just to be conservative.

As more active users become more weary, I'd expect to worth to be diminishing gradually over the months. A facebook fan today is not the same as a year or two ago.
