How do you value a site?

I have a site that consistently makes 60k annually in profit over the past five years. Approximately $5500 in revenue per month and $500 in expenses.

This is an adult site that relies on the techniques on this site where traffic is king and the main revenue driver.

I think there is potential to grow it bigger, especially because it does not come up in Google search.

How much should I sell it for?

If it's an adult website you can get a maximum of 18months revenue ,in this niche the selling prices are actually even lower(quite usually below 12 x month)

You can tell how much a site is worth by multipling monthy profit by 18. Your site is worth 5000 x 18 = 90 000

From what I understand, in the past the model was Profit per month x 18.

So, minus expenses your site generates 5000 in profits per month. 5000 x 18 = 90,000.

I'd say allow some wiggle room for negotiation. Also, don't forget to include a plan for the buyer to maintain your current direction for profits. Anything else they do is their own prerogative.
