It all depends upon what you are offering in exchange, if the user is already looking for it then every thing flows without a hitch.
So first thing is try to find what people are looking for free in exchange of their time(survey) or trust you to install an app.
Then find it lock it behind the content locker and drive traffic to it.

Use semrush to find the niche. Get a free trial or a group buy.
Then use its keyword magic tool and search for
Ex:
free download
And see what people are looking to download for free.
Or search
Free
And find niches.
