How do I market my whitehat site?

I have a white-hat site - a free real-estate classified site, targetting a particular geo-location.

I'm NOT looking at SEO and SERPS, as the keywords are very few, and not not popular.

I however want to popularize the name of the site.

I thought of doing so using forums and social networking sites. I hired a couple of people to do this, but they messed up.

Please suggest some practical ways to market the site.

You could try doing it on video sites by distributing cool videos of the places that you represent.

if you want realtors posting on the site, try doing an email campaign outlining benefits of the site and link to sign up. worked well for me in the past.

Exactly. Take your video cam show the sizzle and splendor of the the real estate places you sell or represent. Maybe add some non-copyrighted music to the background. Watermark the video from beginning to end with your url (important). At the end of the video give your url and a message (text and/or verbal). Instant content.

It's actually a site for those looking for roommates/flatmates.
