How do I market local real esate for a friend

My friend recently got his real estate license and just got his first property to sell. If he can sell it in the next 60 days, he will get $90,000 for it. It is a commercial property and he knows I am into IM so he came to me.

The problem is he has a super low budget and I can't think of a ton of ideas for him. I don't even plan on making any money from him but just want to help him get started. Any ideas on how he can market this property and generate some good local leads? Should he set up a website and run Google ads? Is social media better for this?

I am open to any and all ideas you guys may have for this. If any of you are truly experienced with real estate marketing, feel free to send a DM so we can talk more in-depth.
 
Low budget try with property related fb buy sell groups.

Ideal option is going the ppc way but you'll need some budget for that.
 
Open house.
Advertise it on FB to local business owners and property investors.
Let the minimum bid be anything...but set a floor (minimum that it has to meet i.e 90k).
Let people come view the place on Saturday...
Let them make their bids on Sunday at 12.

If he's getting $90,000 in commission, I'm guessing the property is asking for at least $1.8 million. The issue is the deadline. Even in a hot market you're going to have issues finding a qualified buyer within 60 days. Commercial real estate is all about networking, but if he's new I'm assuming his network is fairly small. Luckily he has access to his local MLS (if in USA or Canada) which is where majority of buyers are looking. LoopNet isn't bad but less qualified leads. Don't bother with Google or social media ads. You'll be wasting your time.
 
We are all geeks here so we tend to go to digital as a solution for everything.
For Realtor the good old mailing (yes - advertising on your physical mailbox) does wonders and can be done at a super low cost.

I'm assuming this is US / Europe.
Most cities have local newspapers where Ads are also extremely cheap.
You don't need a site - a phone number with an answering machine saying "open house day xyz, address xyz. Leave me a message if you have questions" does the trick.

Last but not least a bit of good sweat marketing works.
Go to restaurants near the house and leave flyers. Pubs. Gas stations.

Yes, Instagram, city targeting and a good ad with the house address and a click to DM works wonder.
 
Try creating tiktok video featuring the property and stuff near it like shops etc
 
If I were you, I will build a affiliate web site.
I think this is the best way to get a plenty of traffic and good result in a short time.

targeted Facebook ads (with a small budget) can help reach local buyers
 
He should start with less cheaper ones till he get more experience for that
 
Its cold calling. Every property is different. Commercial is a business game. The question is, who would buy this property and why should they
 
DNC list and Canspam restrict s lot of contact points.

DMs/Cold Email (B2B)
Reverse search social terms
Classifieds (hire if out)
Local community, group posts
Web presence (video/site/GMB/app)
