How accurate are site value checks?!

Hey guys..

Recently I've found sites which value your own website.. I've checked my website with 5 different site value checks.. and every single site says that my site is worth between 3k and 5k $$$..

Now my question.. How do these sites evaluate the value of my site and are they really accurate? Would I really get 3-5k when I sell it on flippa?

I mean.. my site is good.. it makes me a few hundred bucks per month.. but I never thouht it would be worth that much..
 
Yeah, they're not really accurate. Your site is worth what someone will actually pay for it. No more, no less.

Flippa would probably bring 8-12 months verified revenue.
 
Pure BS.
The value of a site is what a seller is willing to sell for and a buyer to buy.
I also have a site with proven revenue since 2006 of $450-$600/month.
The 4 times I tried to sell, the highest price was $10, so I have to keep it.
But then again, I bought itfor $58...So, go figure how to evaluate a site...It's not that easy...
 
And how much is someone is going to pay for a site depends on how much money it makes and can potentially make.
