8% monthly fee + half a months rent to find a tenant, and I will have to choose from bids on repairs. Would end up costing me over $10,000 annually.
A family friend buys land, pulls licenses and builds them from scratch. I followed one of his projects a year ago. Lot paid $38,000 in a very developed area, build a modern house for $75,000 = $113,000 + $5-6,000 miscellaneous costs... Asked $200,000, Sold for $187,000. Of course there is some Taxes, but he also has a RE license and kept his %3 share. I think its a great business if you know what you are doing. He is pre arranging and inquiring the best prices for quality building materials. He specifically works with Mexican builders as he says the quality of work and the number of hours they are able to achieve is irreplaceable. But it's Florida and real estate is getting back on foot really fast.
Fully agree, find some sub-niche, and work with it!!!I may have the answer to this question...
Don't flip. If all you're really good at is marketing, there may be a sub-niche even more profitable for you if renovations isn't your thing.
