Help me price my site (pls)

My site has averaged around $2,200 a month for the last 2 years. Sports betting info site (no direct sales - ie: not a pay-pick site, all affiliate & advertising revenues). Database I market to I've created 100% through opt-in and that's where the bulk of the revenues have come from so far.

I'm interested in selling it (through flippa or elsewhere). I have the financials for the last 2 years (screenshots). Monthly cost to run things is around $350. And site requires maybe 10 minutes a day at most (then a few minutes more when it's time to change banners based on the sports season)

Any thoughts on what I could realistically ask (and get) for this? Is it worth hiring a flippa expert to help with this?
